Urban Resilience : Township Design and Development in Pune

type10_real_estate_banner.png

During the talk series held by The Loft Form, in association with AESA and IIUDI, Ar. Dwaipayan Chakravarty, Jr.Partner at VK:a architecture, presented on urban resilience in township designs in Pune. He puts forward the idea of masterplanning through the erratic, exponential rate of change in developing countries like India as an intuitive process: one that he smartly calls the fracture-repair process. The years 2005-2010 saw a flurry of Integrated Township Proposals, from 100-900 acres, with most around the 300-400 acres range. With the examples of Magarpatta City, Nanded City, Life Republic Hinjewadi, Mahalunge and Manajari Township projects, he illustrates how urban resilience in the context of Pune is climatic, legislative, real estate and infrastructure related.

With each project taking anything between 10 to 25years from inception to completion, the real estate demands, construction technologies and bye-laws tend to keep changing. The role of architects and planners are also changing from 'principal masterplanners' to collaborators and facilitators, especially in projects like Mahalunge and Manjari Township where multiple master developers are competing and constructing concurrently. So where does Vk:a  reinvent itself in this climate?

We become the 'principal  amalgamators' of dynamic masterplans and real estate forces. We plan the infrastructure and often guide the chaos in a holistic manner. We handle environment & compliances to ensure rapid turnarounds. This allows us to collaborate with multiple stakeholders and masterplan consultants and take stewardship of the township development to be resilient in times of change.

Co-living Spaces: The New Age Homes?

With rise in work from home opportunities and companies preferring not to spend on office space, co-working spaces have become a familiar concept. But there is an equally increasing demand for another typology: co-living spaces. How is it different from a hostel? You get your private bedroom and bathroom, sometimes with a pantry or study area! How is it better than an apartment? You also get to enjoy community living with shared living and kitchen space, and other amenities, at a lower cost! The user group comprises mainly of millennials and young adults, although the age spectrum has been steadily widening. The flexibility of occupation, the variety of facilities provided and the sense of community appeal to the moving population.

The rising living costs and less space coupled with falling levels of  homeownership and solitary lifestyle, especially in the metropolitan cities, have facilitated the emergence of such typologies. But wait, the concept does sound familiar, doesn’t it? Boarding houses in the US and joint families in India have been living with a similar ideology for centuries, except that the residents rarely have a choice in that case.

Co-living could also be a resilient solution during a pandemic situation where a way of normalcy can be maintained through interaction with people while having one’s own safe space.  As more and more people start moving away from families and towards shared living spaces, the notions of how the house and its functions are perceived are also changing. While this typology opens up exciting avenues in terms of design and lifestyle, understanding the needs of the mixed population, proxemics in different cultures and conflict resolution are crucial.

Many co-living chains have sprouted in Pune as well - CoLiWo, Zolo,Stanza Living and Housr to name a few. The opportunity to socialize without compromising on privacy is definitely the best of both worlds for an ambivert like me. Would you prefer to live in such a place?

Layering Realities in Architecture

Dr. Georges Kachaamy is currently the Director of the Center for Research, Innovation, and Design (CRID) at the School of Architecture, Art, and Design, at AUD. Check out this demonstration video by him to have your mind blown too!

Virtual reality (VR), augmented reality (AR), mixed reality (MR), real-time rendering and walk-throughs are terms most architects are familiar with. But have you heard of Gravity Defiant Architecture (GDA)? Dr. Georges Kachaamy started his research on GDA more than a decade ago, with his vision towards futurist architecture. The concept currently consists of a series of free floating built environments that uses natural resources (such as light, wind, water, flora and fauna) to help people unwind. As an academician and a practicing architect, he has been advocating for and showcasing the power of Immersive Design Tools that can alter the course for the profession and education of architecture through demostrations and teaching VR courses at the American University in Dubai  (AUD).  Ar. Vijay Sane, co-founder and partner at VK:u urban, had the good fortune of meeting with him during his visit and spent “almost a couple of hours discussing various topics of [their] mutual interests - from AR/VR, ML, AI, DT & applications of virtual Architecture in gamified environments to metaverse.”

Material In Focus

Autoclaved Aerated Lightweight Concrete (AAC) Wall Panels

ACC is a lightweight manufactured building stone made of cement, quick lime, and silica sand.  It can be used in both load and non-load-bearing applications though complete load bearing applications are limited to low-rise construction. Being a solid panel with integrated insulative and structural components, it makes construction 4 times faster compared to blocks and 16 times faster than bricks.

Characteristics: Corrosion protected steel reinforcement, good acoustic insulation, 4 hours fire resistance, eliminates use of coping/bond beams, lightweight but heavy-duty, thermally insulated, no plastering required.

Prefabricated GFRC lattice used in Kohinoor Sapphire, Tathawade, over parking podiums and crown of the building to conceal services

Book Recommendation

The Architecture of Modern India by Christopher Benninger

The book delves into the master architect's personal experiences of living and working (and teaching) in India over the course of nearly five decades. Through the projects, it becomes a commentary of the decades of economic and social transformations and its impact on urban planning and the architectural language of the nation.
